ABOUT MY STAGING SERVICES
Staging homes has been a successful and beneficial service that I have offered to my Sellers for over 10 years. It is an Art to stage a home because each house is customized with selective furniture, color matched, and accented with specific pieces and accessories from my chosen stock (which consists of over $35,000 in inventory).
Staging is all done personally and is not contracted with outside vendors. My inventory is stored, transported and then arranged to the specific needs of each listing. Often times existing pieces in the home are used (if occupied) and just accessories are required, other times the house is either fully or partially vacant. Since this is a customized and personalized process options are offered and are mutually agreed upon with the homeowner taking into consideration market climate, type and age of home, time of year, price point etc.
Unlike other staging companies which charge a set up and monthly fee, NO additional fee is charged for either partial or full staging. And unlike other agents who may stage just for photographs, all of my staging inventory remains on-site until AFTER the house is under contract with a Buyer and has gone through the appraisal process and is within weeks of closing. WHAT STAGING ENTAILS
There is a sense of completeness in my staging because prospective Buyers must be able to envision the house as a home for their family. Living rooms are set up with rugs, couches, prints and decorative elements.Dining rooms also have accent rugs, artificial trees, prints etc. Bedrooms have themes, whether the master bedroom, bedrooms for girls, boys or babies. Bathrooms, which often show their age the most due to lack of updating, are not staged with 2 hand towels and a basket of potpourri but are splashed with multiple gradations of towels, bath mats, toiletries, prints, and artificial flowers. Additionally, I stage outdoor patios and backyards with rugs and tables/chairs complete with accenting cushions and live potted plants and flowers.
By accentuating the architecturally salient aspects of a house from its outdoor living areas to its individual rooms, I am able to render a home to showcase its beauty, spaciousness, and attractiveness to a potential Buyer BOTH in its photographs AND during personal visits.
